Oakville vs. Burlington vs. Mississauga: Where Should You Buy in 2026?

Most buyers who call me have already decided on "west of Toronto." The harder question is which of the three big options: Oakville, Burlington, or Mississauga. Each is a good answer for a different buyer. Here is how I walk clients through it.
The short version
- Oakville if schools, waterfront, and long-term resale are the priority and the budget starts around $750K for a townhome or $1.2M for a detached home.
- Burlington if you want an Oakville-like lifestyle for roughly 10 to 15 percent less, with the escarpment and a slightly longer GO ride.
- Mississauga if commute time, transit, and variety matter most, or if you want a condo or townhome closer to Toronto at a lower entry point.
Entry prices and what you get

Oakville's premium is concentrated south of the QEW. North Oakville neighbourhoods like River Oaks and West Oak Trails are competitive with Burlington on price.
Commute
- Oakville: Oakville GO to Union in about 35 minutes on express trains; Bronte GO about 45. QEW and 403/407 access is excellent.
- Burlington: Burlington GO to Union about 55 minutes; Appleby GO about 50. Drive times to Toronto are longer, but Hamilton and the west are closer.
- Mississauga: Port Credit and Clarkson GO to Union in 25 to 30 minutes; Mississauga also has the Hazel McCallion LRT along Hurontario and the best bus network of the three.
If you work downtown daily, Mississauga's south-end GO stations are hard to beat. If you work hybrid, Oakville and Burlington's extra minutes rarely matter.
Schools
All three cities have strong public and Catholic boards. Oakville's reputation is the most consistent across the whole town, with Halton District School Board schools like Iroquois Ridge, Abbey Park, and Oakville Trafalgar frequently at the top of provincial rankings. Burlington shares the Halton board. Mississauga is Peel board, which has excellent schools in Lorne Park, Port Credit, and Erin Mills and more variation elsewhere. Boundaries matter more than city; I verify the catchment for any specific address before an offer.
Property taxes
Oakville and Burlington tax rates are similar and among the lower rates in the GTA, though the higher assessed values mean the bill on a $1.2M home is still meaningful. Mississauga's rate is slightly lower. None of the three has a municipal land transfer tax, unlike Toronto, which saves a buyer of a $1M home about $16,000 at closing. Lifestyle
- Oakville: downtown Lakeshore Road, Bronte Harbour, Sixteen Mile Creek trails, Glen Abbey. Quieter and more polished. Fewer big-box strips south of Dundas.
- Burlington: Spencer Smith Park and the Brant Street waterfront, Mount Nemo and the escarpment, a genuinely lively downtown for a city its size.
- Mississauga: Port Credit and Streetsville villages, Square One, the lakefront trail to Toronto, and the widest range of restaurants and services.
Resale and long-term value
Oakville has the strongest track record for holding value in a downturn, driven by limited land, consistent school demand, and buyers who arrive from Toronto with equity. Burlington tracks Oakville closely. Mississauga is broader and more varied: Lorne Park and Port Credit behave like Oakville; parts of the condo market are more volatile.
Who I typically send where
- Young family, $1.1M budget, wants a detached home and top schools: North Oakville or Burlington's Orchard/Alton.
- Downtown professionals, $700K, want a townhome and a fast commute: Mississauga's Port Credit or Clarkson corridor, or Uptown Core in Oakville.
- Downsizers from a Toronto house, $1.5M, want walkable and near the water: Bronte or Old Oakville, or downtown Burlington.
- First-time condo buyer, $500K: Uptown Core Oakville, Burlington's Uptown, or Mississauga City Centre, decided by commute.
The right way to decide
Get pre-approved first. The real budget usually eliminates one of the three cities and makes the choice between the other two obvious.
